In 2010, Maccreanor Lavington were commissioned to draw up a masterplan and design code for Phase 2 of the Royal Docks Business Park by the London Development Agency and Development Securities. This masterplan draws on the work undertaken as part of the 2007 Maccreanor Lavington masterplan for the business park, and its principal aim is to transform Dockside Road into a walkable urban street, defined by active uses and frontages and a backdrop of urban buildings.

In addition to a predominant hotel, a complementary mix of uses has been introduced into the scheme including a small office building (813m B2) and two restaurant/cafes (161m A3) occupying the ground floors and creating active frontages addressing the public realm.

The aim of this project is to establish the character of an urban place. The relationship between buildings will positively define the public realm in particular along the major pedestrian and cycle route of Dockside Road with the objective of creating a natural variety within a coherent whole.
