Program: 51 family houses
Client: Climate Energy Homes Ltd and Old Ford Housing Association
Phase: completed

Maccreanor Lavington’s proposal for the re-development of a one hectare, brownfield site on the edge of Rainham Village will provide 51 affordable-rented family houses and apartments. The key aim of this project is to provide high quality, truly sustainable and therefore truly affordable homes. The homes will meet all the usual London Housing Design Guide Standards but also ‘Passivhaus’ Standards and when complete will be one of the largest affordable Passivhaus developments in the UK.

What is Passivhaus?
‘Passivhaus buildings provide a high level of occupant comfort while using very little energy for heating and cooling. They are built with meticulous attention to detail and rigorous design and construction according to principles developed by the Passivhaus Institute in Germany, and can be certified through an exacting quality assurance process.’

Our client, Climate Energy Homes is the UK license holder of a patented timber panel construction system whereby timber panels are factory assembled and can achieve exceptionally high standards of air tightness and thermal insulation, two of the key Passivhaus design criteria. We have worked together with Peter Warm Associates (one of only four Passivhaus Certifiers in the country) to refine Climate Energy’s system to produce a site specific Passivhaus solution.
