Outline planning consent for the Acton Gardens masterplan, which proposes the regeneration of 21 hectares of social housing in South Acton and will provide 2350 new homes, was granted in 2010.

The masterplan sought to create “a great new neighbourhood with traditional streets”. We focused on this aspiration, designing a high quality residential environment with trees, front gardens and, in particular, homes with front doors addressing both sides of the street. All the new homes are to be compliant with The London Housing Design Guide and Code for Sustainable Homes Level 4.

Maccreanor Lavington were invited to compete for the commission to undertake the detailed planning application for Phase 3.2 to provide around 110 dwellings within an eight storey apartment block.

Our winning proposal identified that there was enough space within the plot to accommodate an additional row of terraced houses on the opposite side of the new access road – thus creating a proper residential street. This has been viewed in a positive light by the existing residents, the client the London Borough of Ealing regeneration and planning departments.

We were able to provide 116 mixed tenure units including 17 town houses, ground floor and penthouse maisonettes and apartments within the development envelope of an eight-storey apartment block and two rows of terraces. Construction is due to commence in the summer 2014.
