This project, situated between the Amstel River and the Wibautstraat in the centre of Amsterdam, is a mixed-use program of 55 affordable apartments; 16 private family houses; office space and live/work studios.

Historically the site was occupied by the Luycks mustard factory. Closure and removal of the factory allowed for a new building on the perimeter, and an interior green courtyard surrounded by private houses. The courtyard connects with the other green spaces that already exist within the block to form a single space made from three distinct parts, each benefiting from its proximity to its neighbour. These private spaces remain casual in their appearance, use of materials and landscape design.

The architecture of the interior adds to this informal character through the use of oak boarding on the facades, shutters and verandas, and through the irregular layout of the houses in relation to the existing buildings.
