Liddell Road workspace: A new creative hub for West Hampstead
We celebrated the new Liddell Road workspaces in West Hampstead, an important milestone in the transformation of Liddell Place.
Part of Camden Council’s Community Investment Programme (CIP), the development introduces 3,780 sqm of flexible, affordable workspace designed to support the area’s growing community of small businesses, creatives, and entrepreneurs. The new building accommodates a wide spectrum of industries and offers a contemporary environment where local enterprises can thrive.
In just a few months since opening, 11 companies employing 44 people have already taken up residence. With capacity for up to 500 future job opportunities, alongside apprenticeships and skills training, the new workspace is designed as an engine for long-term local economic growth. Notably, 20% of desks have been designated as affordable, offered at 50% of market rates to help nurture early-stage businesses and support local talent.
Operated by International Workplace Group (IWG), the building forms a key component of the wider regeneration of Liddell Place. The redevelopment has transformed the former industrial estate into a vibrant mixed-use neighbourhood comprising more than 100 new homes, expanded and improved pedestrian routes, enhanced public realm, and the growth of the award-winning Kingsgate Primary School.
As part of the overall masterplan, the scheme we designed includes 102 private and 4 affordable homes, carefully integrated with new landscaping that improves access to Maygrove Peace Park and strengthens connections for residents, workers, and pupils.
The official opening brought together local councillors, project partners, and community representatives.
