A transformative new mixed-use neighbourhood in the heart of Romford.
This 9.2-acre site, masterplanned by Fletcher Priest Architects for the London Borough of Havering, will deliver homes, a new primary school, health centre, and office and retail spaces just minutes from Romford’s Elizabeth Line station.
Outline planning permission has been granted for the full masterplan, with detailed permission secured for two initial plots designed by us, and Allies and Morrison.

Our contribution comprises; a 9-storey mansion court with 154 new homes, including a mix of social rent, shared ownership, and private sale, 800 sqm of commercial space at street level, and a 3-form entry primary school with nursery, SEND unit, and outdoor play spaces on every level, arranged around a west-facing playground.
Landscape architects, Spacehub have re-imagined the River Rom as a green and blue corridor through the town, re-greening its banks and creating new public pathways, while weaving in new streets and squares to improve connectivity across the town centre.
Two new public squares anchor the site, one large green riverside square and a smaller civic square linking to the school and community uses.
